How a window gets fitted

Fitting a window is carpentry from the frame out. The opening is framed to size, the window is set level and square, it is flashed so rain runs away from the wall, and then the cladding outside and the architraves inside finish it off. Most leaks around windows come from that flashing being missed.

Windows are part of the carpentry I do for Newcastle homeowners. On one second-storey re-clad I stripped the old boards back, fitted new windows, re-clad the walls and finished the architraves. Renee and Brendon Harley said in their Google review: “Needed some windows installed. Easily done, no fuss. Polite crew.”

Recent window jobs

What window work do you do?

  • Replacement windows

Taking out old timber or aluminium windows and fitting new ones in the same opening.

  • New and bigger openings

Framing a new opening, or making one bigger, for a larger window or a sliding door.

  • Windows in a re-clad

Fitting new windows at the same time as new cladding, so the flashing and trims are done once and done right.

  • Architraves and trims

New architraves inside and trims outside, so the window looks finished on both sides.

What happens on a window job?

Three photos from one of my jobs, a second-storey re-clad with new windows.

Second storey before the re-clad, with old boards and an awning

Before

The old boards and windows, with an awning over them.

Wall stripped back with new windows fitted

During

Stripped back to the frame. The new windows go in level and square and get flashed before any cladding goes on.

After

New cladding around the new windows, with the trims finished.

What are the NSW window safety rules?

NSW has window safety rules to stop children falling from upstairs windows. The NSW Government window safety page sets out what counts as a high-risk window:

  • It can be opened and sits less than 1.7 m above the floor inside.
  • The floor is 2 m or more above the ground outside.
  • A window safety device, such as a lock or screen, stops it opening wide enough for a 125 mm sphere to pass through.
  • Today the devices are required in strata apartments and in bedrooms of homes built since 1 May 2013. NSW has proposed extending them to most homes.

When I fit an upstairs window, we look at whether it is a high-risk window and what device suits it.

What changes the price of window installation?

Every window job is priced on site. These change the cost the most:

The window
Size, frame material and glass all change the price of the window itself.
Same opening or new
A replacement in the same opening is quicker than framing a new or bigger one.
Cladding around it
On a weatherboard or clad wall, boards come off and go back around the new window.
Height
A second-storey window can need scaffolding.
Finishing
New architraves inside and trims outside.

The quote is free, and you get the price before any work starts. Residential building work over $5,000 also needs a licensed contractor and a written contract under NSW law, as NSW Fair Trading sets out. Every job over that amount comes with one.

Questions about window installation

Second storey before the re-clad, with old boards and an awning
Do you supply the windows?

I can order them for you, or fit windows you have bought. Either way I measure the openings first so they fit.

Can you make a window opening bigger?

Yes. I frame the new opening, including the lintel over it that carries the load, and fit the bigger window.

Can you replace windows in a weatherboard house?

Yes. The boards around the window come off, the new window goes in and is flashed, and the boards go back.

Why does water get in around my window?

Usually the flashing around the window is missing or has failed. I check the flashing on every window I fit.

Is the quote free?

Yes. I come out, measure up and give you a price before any work starts. Call 0402 499 810 or use the form.

Where do you install windows?

I’m based at 4 Nightingale Crescent, Cameron Park NSW 2285 and build across Newcastle, Lake Macquarie, Cessnock and Maitland. There’s no showroom: I come to you to look at the job.
